ZONING FORMAT

The Village of Great Neck Building Department requires all applicants filing plans (that may affect the square footage floor area) to fill out a Zoning Format computation sheet.  Click the link below for either a .pdf file.

GENERAL DESIGN REQUIREMENTS

GENERAL SITE PLAN DRAINAGE REQUIREMENTS

The Village Code requires that all projects that increase the impervious surface of the soils natural ability to absorb storm water by more than 200 square feet comply with regulations found in Chapter 492 of the Village Code.  By clicking the link below you'll find a sample site plan in .pdf format.  Note: for areas where the soil slopes away from the street such as a back yard the Village requires a retention of an 8" rainfall.  For areas where the soil slopes toward the street the Village requires retention of a 5" rainfall. 

When engineered properly, approved type permeable paving systems that comply with the above regulations, can be used provided that a Building Permit has been issued for such system. 

NOTE: Applicants seeking Board of Zoning and Appeals approval and Planning Board approval must first obtain the approval of the Village Engineer on all matters concerning Site Drainage Design.  Soil boring tests must also be witnessed by the Village Engineer.  The Village Engineer can be contacted as follows:  Don Sioss PE, H2M, 575 Broad Hollow Road, Melville NY 11747  Tel. 631-756-8000 ext. 1300 email: sioss@h2m.com

All Village Boards that review, approve or deny approval of plans are conducted in a Public Hearing.  Notification of a public hearing requires applicants to research, prepare and provide "200 foot radius notification Site Plans.
