All signs in the Village need to have a permit to be installed.  Below is the application.

All Construction Projects in the Village of Great Neck require Building Permits.  Specific requirements can be found in Chapter 237 of the Village Code.  General exceptions are as follows;

You do not need a Building Permit for the following work:  Repair or replace mechanical equipment, appliances or plumbing fixtures (except if the work involves the relocation or new installation of electrical circuiting, plumbing, dryer exhaust, chimney or gas vents), replace exterior siding (if the siding is not a different color or material), replacement doors and windows (as long as the door and window openings remains the same) and replacing roofing material such as shingles or slate.

You do not need a Building Permit to repair or re-surface your driveway or walkway, unless you are re-surfacing or replacing a non conforming driveway or walkway that encroaches onto your neighbors property or if your driveway drainage is creating a nuisance.  Check with the Building Department first.

You will need a Building Permit to enlarge or extend your driveway or walkway.  If you plan on enlarging or extending your driveway or walkway by a total aggregate area of 200 square feet or more you will also need to provide a catch basin and drywell (for storm water retention) that can hold an 8 inch rainfall if located in rear portion of property and a 5 inch rainfall if located in front portion of property.  Certain approved type permeable pavers and permeable paving systems do not require drywells provided that the natural soil can absorb water and is not impervious such as clay, check with the Building Department first.

Any and all work that affects a Building System such as; structural, mechanical, plumbing, electrical, path of exit and fire protection requires a Building Permit.

Any and all work that affects; exterior drainage, paving, retaining walls, curb cuts, driveways (except replacement of existing driveway exactly the same size) and work that violates zoning law requires a Building Permit.

If you are renovating the interior of your house and the work affects any walls (structural building system) you will need a Building Permit.

If you are planning to add an addition you will need a Building Permit and you may need approval of the Board of Zoning and Appeals, Planning Board and/or Architectural Review Committee (ARC).

If you are planning to build a new house you will need a Building Permit, Planning Board and ARC approval.  You may also need Board of Zoning and Appeals and Landmark Preservation Committee approval.

Applicants are strongly advised to read the Village of Great Neck Code and become familiar with Village Code requirements prior to submitting plans and applications.  This will avoid lengthy delays.  In addition, all Surveys and Architectural Construction Drawings must be clear, well organized and complete.  The Village enforces all Village Codes, the NYS Building Code (NYSIRC) and the NYS Energy Code.  All construction must resist 110 mph Zone B Hurricane Winds, for more information see the Wood Frame Construction Manual published by the American Forest and Paper Association.

Go to the "Forms" tab above for printable links to required forms and requirements for filing a Building Permit.  Note: Applicants applying for any Board Review or Zoning Analysis are not required to submit full sets of construction drawings.  Full sets of construction drawings will be required after all Village Boards of Review approvals (at Public Hearings) and resolutions have been issued in order to obtain a Building Permit.

Plans being submitted for zoning conformance must contain all design related information including zoning calculations.  Plans being submitted for a building permit approval must contain all design related information and all NYSIRC (Building and Energy Code) related information.  Detailed requirements can be found on the printable .pdf link below;
